Challenges
The proposed site had been farmed prior to the start of construction, is adjacent to an existing subdivision, fronted an existing road that required widening and additional improvements and fell within a FEMA Flood Zone.
Solution
Laugenour and Meikle coordinated with the City of Woodland Planning and Public Works Department, FEMA, and the Developer. A LOMR was attained for the subdivision, showing that the entire subdivision is above the Flood Plain. The requirements included an open space/park area, stormwater detention pond, and improvements to Kentucky Avenue.
Outcome
The final approved set of plans met the developer's need to maximize the available space. The site included 38 single family residences and Jeff Roddy Memorial Park.
